What do you need to start a Miami project?

Elevations and a floor plan are enough to begin. A site plan with a north point matters more here than most people expect, because it is what makes the sun angles real rather than decorative.

How much does it cost?

Exteriors from $1,200 and interiors from $1,200, quoted at a fixed price with scope and a delivery date before anything starts. All prices in USD.

Can buyers who never visit the site rely on your renderings?

That is the standard we render to. Views come from the actual floor and orientation, finishes are the specified finish packages, and nothing is shown that is not in the plans. Buyers purchasing from abroad rely on the imagery entirely, and the developer’s reputation rests on it matching at closing.

Do you render amenity decks and rooftop pools?

Often — in Miami they frequently sell the building. We render water with real caustics and reflections, shade structures with the light they actually cast, and the sky with the afternoon weather South Florida really has.

Can renderings show hurricane-rated glazing and elevated floors correctly?

Yes. Impact-rated glazing has heavier frames and different reflections from standard glass, and flood-driven floor elevations change how a building meets the street. We render both as designed, because a building that looks as if it ignores the code does not look buildable.
